First-Lien Position — Non-Negotiable

Nest Capital exclusively holds first mortgage / deed of trust position on all loans. We will not participate in second-lien, mezzanine, or subordinated structures. Lender's title insurance is required on every transaction. Any existing liens must be paid off at or before closing, confirmed by the title company.

Do you lend to individuals or only entities?
We lend exclusively to business entities — LLCs, LPs, and corporations. We do not originate personal loans or loans in an individual's name. If you don't have an entity formed, we recommend setting one up before applying.
What is the minimum credit score required?
We are primarily asset-based lenders. While we do conduct a soft credit check, our approval decisions are driven more by the property value, deal structure, and your track record than by your credit score. Minimum 600 FICO is generally required.
How quickly can you fund a loan?
Most loans close within 7–14 business days of a complete application. Bridge loans on stabilized properties can sometimes close in 5 days. Speed depends on how quickly you can provide documentation and how fast the appraisal is completed.
What is your maximum loan-to-value (LTV)?
We lend up to 75% of ARV (After-Repair Value) on fix-and-flip deals and up to 70% LTV on bridge loans and rental acquisitions. For new construction, we fund up to 70% of total project cost including land.
Are your loans interest-only?
Yes. All Nest Capital loans are structured as interest-only with a balloon payment due at maturity. This keeps your monthly obligations low during the project period. There is no amortizing principal payment.
Do you charge prepayment penalties?
We do not charge prepayment penalties on any loan products. You pay off the loan when your project is complete and pay only the interest accrued to that date.
Why do you only take first-lien position?
First-lien position means we are the senior secured creditor on the property. If there is a default, we have priority claim over all other creditors. This protects our fund and our investors. We will never subordinate our position to any other lender.
Can first-time investors apply?
We will consider first-time investors on lower-leverage deals with strong collateral. However, we generally require experienced investors for larger or more complex projects. Having a strong general contractor and clear scope of work helps significantly.
